Why is so hard to get the first loan with a bank?

I want to purchase an existing coin laundry but I only have 15% down payment I also been to 2 different banks I got denied. The purchased price is 95k but I need 130k to buy new equipment and renovated the laundry does anyone know which bank that can loan that amount of money I need?
